Building renovation in p.zza De Ferrari

The intervention in question concerns the renovation of a large part of the building in Piazza De Ferrari civ. 4 and Vico Falamonica civ.6, urbanistic site in the historic center of Genoa. The building currently consists of 8 levels with the intended use prevalent for offices and commercial activities on the street levels. The project, in addition to intervening on existing commercial spaces along the road (3 real estate units), foresees a redistribution of tertiary floors (12 offices between ground floor, first floor, first mezzanine floor and second floor), and a conversion into last two levels of the building (15 residences between the 2nd mezzanine and the third floor) with pertinent use of the roof terrace. The different unification and splitting of the real estate units is partly guaranteed by the restoration of the entrance staircase of Vico Falamonica civ.6 (whose original existence is documented in the attached historical report) and by the separation of the two elevators currently present inside the courtyard. The courtyard itself is the subject of redevelopment, converting the current roof into the roof garden serving the units on the first floor, and rationalizing the distribution of the systems in order to eliminate most of the existing canalisations. With regard to the noble floor, the intervention does not introduce elements that could compromise the valuable elements present in it (frescoed vaults and stuccoes from the Baroque and nineteenth-century). The type of intervention, with changes in use and splits, entailed the application of the construction costs on all the units involved and the monetization of the pertinent car parks in the 35% quota of the S.A.
